Xeinadin can confirm the addition of yet another major specialism to its ever growing list of business expertise.
Phillip Carroll is renowned for its services to over 1,600 property-related businesses, including a string of shopping centres across the UK region.
The practice is run by two main Partners, David Burgess and Carol Chan. David qualified as a Chartered Certified Accountant in 1996 and specialises in owner-managed businesses, systems implementation, IT services, taxation and auditing. Carol has been working within the property service charge audit field for over 19 years. She qualified as a Chartered Certified Accountant in 1999, and since then has worked at some leading firms of Chartered Accountants based in Manchester.
Both have followed the Xeinadin movement for over a year. David conducted much due diligence through his legal representatives and tax specialists. On joining Xeinadin he said: “Our principal service aims to assist property management agencies and property owners to meet their service charge obligations and obtain certification of expenditure, which will provide transparency and accountability required by the regulations. Our clients rely on us to deliver a comprehensive, flexible, value-for-money service, backed by a thorough understanding of the commercial property industry.
In April 2007 the Royal Institution of Chartered Surveyors (RICS) introduced a ‘Code of Practice’ for its members who are involved in all aspects of service charges for commercial property. It provides the property industry with a clear set of recommendations which, if implemented, will benefit all sides. The Code has now evolved into a Professional Standard effective from April 2019. Our support in this is provided through our services which include service charge review, preparation of statutory accounts, reviewing service charge accounts, statement of rental income and head rent calculations. We also provide VAT advice, ensuring recoverable and non-recoverable expenses are correctly allocated.
We currently undertake service charge accountants’ reviews and related work for over 1,600 properties varying in size from small commercial sites to large regional shopping centres. We are constantly referred new clients in this area. Despite being in Altrincham we have clients around the UK region and the availability of latest technology allows our clients and our team to work on systems live at anytime of the day and from any place in the world. Geography has become less of an issue in building client relations. We work smartly in person and through cloud-based technology as we respect the fact that clients need their time to build their businesses.
David joined Xeinadin on June 1st 2019 and is planning to actively support the ‘Firm of the Future’ concept. He said: “As business owners ourselves, we understand first hand the pressures and challenges facing today’s businesses.
